About The Property

The perfect rural holiday retreat, Yaxley Hall Home Farm in Hemingstone has recently been entirely refurbished and brought up to luxury contemporary standards in a stunning style best described as “rural chic”. Set in a walled garden in the centre of 37 acres of its own private countryside, our beautiful 16th century Suffolk farmhouse provides idyllic countryside holiday, or short break, accommodation for up to 8 guests in the heart of East Anglia.

There are an additional two reception rooms, a separate dining room, two bathrooms and an en-suite shower room (including Philippe Starck sanitary ware and probably the most deeply indulgent, oversized freestanding bath you will ever have experienced).

Pure cotton linen, goose/duck down pillows and quilts, generously sized towels, Molton Brown toiletries, flat screen digital TV, and the total quiet and perfect fresh air of the Suffolk countryside will ensure a very relaxing stay.

Everything you require is provided should you decide to self-cater and make the most of the Aga in the brand new handcrafted farmhouse kitchen. The kitchen has been fitted with bespoke handmade units and double doors from here lead out on to timber decking and the back garden. Herds of deer, groups of pheasants and a resident friendly goose are a regular sight!

For the ultimate luxury, subject to availability and prior reservation, we can arrange for a chef from Yaxley Hall to visit and prepare and serve brunch, a full evening meal, or afternoon tea – so all you need do is sit back, relax and savour the same outstanding level of catering offered at the Hall itself.

The countryside around the Home Farm is some of Suffolk’s most attractive, yet it is easily reached from the main A14 trunk road, or from Ipswich’s main railway station (London Liverpool Street is 70 minutes away). The farm is located near the beautiful village of Coddenham, with its cosy country pub and traditional village store, and is located directly on the 6 mile sign-posted Shrubland Estate Walk.

Property Interior

Drawing Room / Reading Hideaway
A bright and handsome Georgian room with fireplace, large south facing sash windows, wooden floorboards and a luxurious chocolate hessian rug with cream borders. A door leads out on to a secret reading hideaway with French windows onto a west facing patio. Four contemporary French chairs, a large book table, discreet modern spotlighting, a luxurious day bed for relaxing and an I-Pod docking station complete the scene.

Sitting Room
The centre of the house, another bright room with sash windows to the south and north. Chocolate hessian flooring, matching blinds, contemporary armchairs and sofas grouped around a magnificent oak fireplace. A flat screen digital TV, DVD and I-Pod docking station provide entertainment possibilities. Like the drawing room and many of the other rooms, the sitting room is beamed – not with oppressive heavy black beams, but a set of light French limed effect wonderful oak timbers.

Dining Room
The sitting room, dining room and kitchen all interconnect. The dining room faces south and east and has an old fashioned stable door, built in bread oven, and beautifully restored pamment floor. The centrepiece of the room is a stunning solid oak contemporary farmhouse table with leather dining chairs.

Kitchen
The traditional farmhouse kitchen is brought up to date with the bespoke handmade cream timber units and luxurious central solid oak topped work station. A brand new high-tech Rayburn Aga makes cooking a joy. A retro jet-black SMEG fridge/freezer, contemporary butler sink, Miele dishwasher, Miele washing machine and halogen down lighting provide more services of the highest quality. Half of the floor is old Suffolk brick and opens out with west facing new French windows onto outside timber decking.

Garden
The front of the property has an exceptionally sunny south facing garden that is protected by an attractive old Victorian wall. The back garden is enclosed by established trees and hedging and has a large area of timber decking for enjoying barbecues and outside breakfasts.

The first two bedrooms, ensuite, first bathroom and guest loo are all accessed by the house’s central staircase.

Bedroom One / Ensuite
The master bedroom has a wealth of beams, all light and non-oppressive, a south facing window, a stunning contemporary en-suite shower room, a leather sleigh bed, timber floors, and a large walk in dressing room/wardrobe.

Bedroom Two
The second bedroom is larger even than bedroom one and has another oversized leather double bed, two walk in wardrobes, and also faces south. A Georgian fireplace, stylish but discreet contemporary lighting and exposed timber floorboards complete the room.

Loo
The smallest room is by no means the poor relative in this house. A Philippe Starck toilet, washbasin, taps and a heated towel rail provide all the necessary amenities, while beams and exposed timber floorboards provide an unusual level of character.

Bathroom
A breathtaking and generously sized room houses the oversized contemporary roll-top standalone bath with Philippe Starck fittings and accompanying sink. You can literally soak up to your neck whilst enjoying the view over the private south-facing garden from the floor to ceiling sash window. There are exposed timber floorboards and a linen chair.

The third and fourth bedrooms and their bathroom are accessed by a staircase leading off the dining room. The two upstairs sections of the house are completely self-contained, so it provides perfect privacy (if you prefer it) for adults and children, or two sets of couples in each, or two families in each.

Bedroom Three
The snug third bedroom is south facing and has a painted timber floor. It contains a double bed with leather head- and footboard and again has contemporary spotlighting.

Bathroom
The bathroom serving this side of the house faces east across unbroken countryside. It has a large bath with combined thermostatic shower and glass screen, a contemporary sink, Philippe Starck loo, a large lit and recessed shelf with stunning stone shelf, and painted floorboards.

Bedroom Four
The comfortably sized fourth bedroom faces west across the back garden and over the front fields of the farm. It has painted floorboards, a 19th century distressed white French bed and a matching wardrobe.

Natural finishes have been used throughout the house. Top quality German eco-friendly non-toxic clay paint has been used on all the interior walls, in a friendly and neutral light taupe colour throughout. The exposed floorboards have been treated with natural stains and sealed with natural wax. The bespoke modern low-level radiators seem to attract a lot of positive comment. Local craftspeople have been employed for the renovations. Lighting is provided by stylish and non-intrusive modern halogen spotlighting and brushed stainless steel sockets and switches throughout compliment the look. All sanitary ware is crisp white and contemporary. The outside of the house has been given a fresh coat of yellow Farrow & Ball limewash.

Rental Conditions

3 night minimum stay required.

Summary: Sleeps 8 in four double bedrooms (Up to two additional children may be accommodated on quality folding beds in the drawing room by prior arrangement), 3 bathrooms, 3 reception rooms, 1 well-behaved dog allowed.
